Flat Rate Painting prices are all-inclusive
Flat Rate Painting will provide quality service and, more importantly, quality preparation for rooms in fair condition. We use only Benjamin Moore products for all finish coats on ceilings, walls and trim. Our experienced teams can usually finish the average room in one to two days. We are extremely punctual, professional and clean.
- Preparation of ceilings, walls and trim in FAIR condition*
- Patching any holes up to three (3) inches in diameter
- Skim coating with joint compound any cracks that do not require tape or fiberglass mesh
- Caulking all seams and joints around window casings, door casings, baseboards and crown moulding
- Sanding all trim
- Spot-priming any bare wood.
- Painting One (1) coat of Benjamin Moore latex paint on ceilings.
- Painting Two (2) coats of Benjamin Moore latex paint on walls.
- Painting Two (2) coats of Benjamin Moore latex paint on window casings, door casings, baseboards and crown moulding.
*Fair Condition includes normal wear and tear, holes 3” in diameter or less, fine cracks and chipping or peeling paint. Fair condition DOES NOT include replacing/installing new sheetrock or replacing/installing new plaster and lath. All jobs will require a site inspection by Flat Rate Painting prior to signing of contracts.
